Why We're Selective
A pre-Revolutionary brick wall South of Broad and a cedar-shake beach house on Sullivan's have one thing in common. High pressure ruins both.
Historic Charleston masonry was laid with soft lime mortar. Hit it with a pressure washer and you blow out joints that cost a fortune to repoint. Beach homes have their own enemies: salt crust on glass and rails, mildew on shaded siding, rust bleed on fasteners. Every one of those problems has a right answer, and none of them is "more pressure."
That's why we only take residential work we can do at the same standard as our commercial contracts. Quiet crews, careful methods, and a finished product that looks right from the street and up close.
The Full Exterior Package
Most clients bundle the full exterior once or twice a year, timed around spring pollen and the end of hurricane season.
Gentle, low-pressure washing for stucco, brick, wood, and Hardie siding. Kills algae and mildew at the root without harming paint, mortar, or landscaping.
Black streaks and lichen removed from slate, tile, metal, and shingle with a no-pressure treatment. Your roof gets cleaned, not shortened.
Brick, bluestone, cobblestone, and concrete cleaned with rotary surface tools for an even finish on drives, walkways, and pool surrounds.
Pure-water cleaning for every pane, including piazza glass, transoms, and the third-story windows nobody's touched in years. Salt film removed, not smeared.
Ceilings, columns, rails, and decking washed by hand where it matters. Haint blue stays blue.
Wood and composite decking, dock walkways, and pier heads cleaned and brightened without furring the grain.
The Barrier Islands
Salt spray, wind-driven sand, and full southern sun age an oceanfront exterior faster than anything downtown. We schedule island homes on a maintenance rhythm that keeps ahead of it.
What To Expect
We walk the property with you or your property manager and note every surface, plant bed, and fixture that needs protecting.
One number, in writing. No surprises when the truck shows up.
Landscaping soaked and covered, outlets and fixtures bagged, pets and neighbors considered. Crews are uniformed and careful around your home.
We walk it again with you before we leave. If something's not right, we fix it on the spot.
